This job is part of the Brokerage job function. They are responsible for the buying, selling, and leasing of Industrial, office, and commercial properties on behalf of clients for occupation. **ESSENTIAL DUTIES AND RESPONSIBILITIES** + 1.Implements real estatespaceplans with an understanding of the client's strategic real estate goals. Assistswith project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones. + 2.Concurrently acts as landlord/seller agent and tenant/buyer agent and effectively negotiates the business terms and conditions for a wide variety of 3.Industrial &logisticsreal estate products, includingleasing&outright sale & purchaseof properties. + 4.Develop & execute Business development plans for Mumbai region. Proactively engage in business development activities through networking andleveragingthe existing relationshipsin IndustrialLogistics & warehousing vertical + 5.Assess client requirements,initiate& maintain client interactions, provide inputs on pricing,participatein proposal discussions. + 6.Ensuringoptimumclient service delivery and engagement - calls, meetings, site visits, presentations,follow-up,accurate&timelysubmission of company proposals to prospective clientele and overall governance during the execution phase. + 7.Drafts and createsa varietyof analyses and relevant documents, including but not limitedto: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value, marketing materials such as information memorandums, market analysis etc. + 8. Leadsnegotiation forLease,sale&purchasedeals. Negotiatesleases and lease amendments. Monitors lease expirations. Negotiates lease renewals within prescribed timeline. Locates andacquiresnew properties to meet client's requirements and timeline. Disposes of surplus properties within prescribed timeline. + 9.Understands how to review, analyze, a, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions. + 10.Engage /collaborateeffectively withCBREMumbai& NationalIndustrial &logisticsteam,cross functional teams. Establish strong bond of workingrelationships. Network&leverageexisting team strength and their market relationship and createbusiness opportunities. + 11.Closely tracks allIndustrial & Logistics Servicestransaction activity (commissionable and non-commissionable). + 12.Monitors andmaintainsa real estate project tracking system to ensuretimelytransaction completion. Prepares reports and makes presentations to relevant parties. + 13.Adheres to all state real estate agency requirements. Ensures compliance with CBRE's corporate policies as they relate toidentifyingand mitigating potential conflicts of interest. + Resolves landlord and tenant disputes. + Other duties may be assigned. **REQUIREMENTS** + 1.Should have an experience ofminimum 7-10 years inreal estate broking of Industrial &logisticsspace. + 2.Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient,timely,reliableand courteous service to customers. Ability to effectively present information. + 3.Requires knowledgeof financial terms and principles. + 4.Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills. + 5.Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously.
